What's Included

Door Replacement Requirements

The process starts with an in-person measurement of the existing opening. From there, Zane’s Door Replacement handles the ordering and installation. Every installation also includes new hardware, such as:

  • Hinges
  • Locksets
  • Other matching hardware

Hardware can be selected by the homeowner or supplied from the manufacturer’s catalog, with the finish matched to the selected door.

Door Styles We Install

Zane’s Door Replacement installs a variety of exterior and patio door configurations, including:

  • Single exterior doors
  • Double exterior doors
  • Doors with sidelights
  • Doors with transoms
  • French doors
  • Dutch doors
  • Pivot doors
  • Bifold doors
  • Sliding patio doors

We also work on condominiums, townhouses, apartments, and other multifamily properties throughout the Monterey Peninsula, as well as rental properties and vacation homes.

Projects can include new construction, full remodels, or standalone door replacements in occupied homes. Ground-floor and upper-floor installations can also be coordinated as part of the same visit.

How It Works

Door Replacement Estimate, Ordering, and Installation

With Zane’s Door Replacement, Bryan Zane handles the project from start to finish. That means homeowners have one point of contact throughout the process.

One person handles the project from measurement through installation.

  • 1

    Estimate & Measurement

Bryan visits the property to measure the opening and assess its exposure to sun and rain.

  • 2

    Material Recommendation

The conditions around the opening help determine which materials and door options are appropriate.

  • 3

    Ordering

Once the door is selected, Bryan handles the ordering.

  • 4

    Installation

Zane’s Door Replacement completes the installation, so homeowners don’t need to coordinate with a separate installer.

  • 5

    Unexpected Repairs

If rot, moisture damage, or a deteriorated jamb is discovered after the old door is removed, the necessary repair can be handled as part of the same project.

  • 6

    Labor Warranty

Installation labor is covered by a one-year warranty.

  • 7

    Manufacturer Warranty

Door materials are covered by the manufacturer’s warranty, typically five to ten years, depending on the door.

Coastal Exposure & Materials

How Coastal Exposure Affects Door Material Choices

Carmel-by-the-Sea has a coastal environment, but not every property is exposed to the same conditions. The right material depends on the actual exposure of the door opening to sun, rain, wind, salt air, and moisture.

For instance:

  • Ocean-facing openings may have greater exposure to salt air and wind-driven rain.
  • Hillside properties can have different exposure depending on their location.
  • A doorway protected from the elements may have different material requirements than an exposed opening.
  • Direct sunlight and standing moisture can affect wood and composite doors differently.
  • Salt air and coastal moisture can accelerate corrosion of metal hardware.

Bryan Zane evaluates these conditions in person during the estimate rather than relying only on the property’s distance from the ocean.

Manufacturer requirements, including overhang requirements and warranty conditions, are also considered when selecting exterior doors.

Historic Home Considerations

Door Replacement for Older and Historic Homes

Carmel-by-the-Sea has a mix of newer properties and older homes, including century-old construction. Older homes can have door openings that don’t match today’s standard sizes. During the estimate, the existing opening is checked for factors such as:

  • Opening dimensions
  • Wall thickness
  • Jamb depth
  • Framing
  • Non-standard construction

These details are important because the door opening itself helps determine which door can be ordered.

Before You Replace a Door

Permit for Door Replacement

Door replacement requirements can depend on the property and the scope of the work.

The city reviews many exterior door changes through its Design Study process before a building permit is issued. This can apply even when an existing door is being replaced without changing the size of the opening.

NOTE: City approval records have included Design Study review for an in-place Dutch door replacement.

Projects That Change the Opening

If an existing opening is enlarged or reconfigured, additional review may be required.

A smaller project may qualify for a minor Design Study process, while a larger change can involve additional review.

Because requirements depend on the specific property and project, the estimate is an opportunity to determine whether the work is likely to require:

  • Design Study review
  • A building permit
  • Both

If a permit or filing fee applies, it is addressed in the written estimate rather than added after work has started.

Door Replacement in Historically Listed Homes

Homes individually listed on the city’s historic inventory may require an additional review by the Historic Resources Board.

For these properties:

Repair may be preferred over replacement when practical.
If replacement is necessary, the new door may need to match the original.
The material and design may need to be consistent with the existing historic door.

Some properties may also be subject to coastal architectural review because Carmel-by-the-Sea is within the California Coastal Zone.

HOA or Condominium Approval

Most of Carmel-by-the-Sea is subject to city design review rather than a private homeowners association.

If your property is governed by an HOA or other association, it is worth checking whether separate approval is required in addition to city requirements.

For permit questions involving a specific property, the city’s Community Planning and Building Department can be contacted at (831) 620-2010.
